Electrical Installation for Commercial Buildings: A Planning Guide

A commercial building — an office, mall, hospital or factory — depends on a safe, reliable electrical system. Planning electrical works early, alongside civil design, avoids costly changes later.

1. Load assessment

List all loads: lighting, HVAC, lifts, pumps, IT, kitchens and process equipment. Apply diversity factors and allow for future growth to decide the sanctioned load and supply voltage.

2. Supply and substation

Larger buildings may need a high-tension supply with a transformer and substation. Coordinate early with the DISCOM for connection requirements and timelines.

3. Distribution design

  • Main LT panel, sub-distribution boards and floor panels
  • Correct cable sizing and routing
  • Separate circuits for critical loads
  • Space for future expansion

4. Protection and earthing

Use proper circuit breakers, residual current protection, surge protection and a well-designed earthing and lightning protection system as per applicable standards.

5. Backup and solar

Plan DG sets or UPS for critical loads, and consider rooftop solar to reduce energy costs.

6. Approvals, testing and handover

Electrical installations need inspection and approval from the electrical inspectorate where applicable. Test insulation, earthing and protection, and hand over as-built drawings and test reports.
